25 Baker Street - a Derwent London success and a landmark on Ashwell London's 7th birthday.


Ashwell London has had the privilege of working on behalf Derwent London over the past 17 years, and the pre-letting of all of the office element within 25 Baker Street of 204,300 sq ft ahead of PC, is testament to Derwent's delivery of world-leading buildings, both in terms of architectural merit - thanks to Hopkins Architects, and to its digital and #ESG credentials. 


2025 marks 36 years for me in this ever-changing and fast-moving business, and one thing I know for sure, Derwent London just does things right. From creating a marketing suite in which it was an absolute pleasure to present the scheme, to the stunning hand-stitched marketing brochure and incredible cgi imagery and videos. The detail placed on the building's internal and external finishes and design was carefully curated with great attention to the needs of today's tenants, and never forgetting how the scheme would sit within its environment. 



Ironically back in 2016 I walked into the car park at the rear of the building, whilst walking back from a meeting, thinking that this was a great development opportunity - who would have thought 8 years later, 25 Baker Street was fully developed and pre-let, and the car park now a soon-to-be bustling retail and food quarter now known as Loxton Walk.
